The tourism industry in Lebanon has been historically important to the local economy and remains to this day to be a major source of revenue for Lebanon.

Before the Lebanese Civil War, Beirut was widely regarded as “The Paris of the Middle East,” often cited as a financial and business hub where visitors could experience the Levantine Mediterranean culture, cuisine, history, archaeology, and architecture of Lebanon. From Stone Age settlements to Phoenician city-states, from Roman temples to rock-cut hermitages, from Crusader Castles to Mamluk mosques and Ottoman hammams, the country’s historical and archaeological sites are displayed all across the country reflecting ancient and modern world history.

Lebanon has a long-standing history of cultural tourism. Interest in the Lebanese Levantine culture was stirred following the visits of many European orientalists, scholars, and poets particularly Alphonse de Lamartine, Ernest Renan, and Victor Guérin. Lebanon’s diverse atmosphere and ancient history make it an important destination that is slowly rebuilding itself after continued turmoil. Lebanon offers plenty: from ancient Roman ruins to well-preserved castles, limestone caves, historic Churches and Mosques, beautiful beaches nestled in the Mediterranean Sea, world-renowned Lebanese cuisine, nonstop nightlife, and discothèques, to mountainous ski resorts.

Significant private investment is currently being made in this sector’s modernization and expansion, and international hotel companies have returned to Lebanon. Casino du Liban, which historically constituted a major tourist destination, reopened in 1996. Lebanon is the only country in the Arab world that offers skiing and related winter sports activities. The largest ski resort in the country has been expanded and modernized.

Tourism in Lebanon attracts various investment projects that benefit from the geographical environment suitable for various tourism activities, and in this field, TipiChain a division of Dream House, ME., which is the leading company in the design and construction of prefabricated homes that has carried out several projects on various Lebanese territories, including:

  • The largest eco-resort in Lebanon, Olive Gardens Resort in Affesdiq, Koura District, consists of a hotel, bungalows, villas, a restaurant, a swimming pool, and chalets.

TipiChain aims to launch a new project with a new tourism approach that is expected to be attractive to tourists and investors. It is the TipiChain project for renting small mobile eco houses so that they can be installed in any coastal or mountainous place according to the tenant’s desire within a few hours. To implement the idea of this project, TIPICHAIN will establish a joint stock company whose headquarters will be in the North Lebanon Governorate, Koura District, and a factory in the town of Amioun, with equipment ready to start production.

To talk about the project, it is necessary to address a topic on several levels, which we will separate as follows:

Engineering structure
The TIPICHAIN is a group of mobile houses, each of which is 6 meters long and 2.4 meters wide, with complete equipment in terms of sewage, water tank, and electrical supplies. The mobile house consists of a sitting room with two sofas, a separate room with double size bed, and a fully equipped bathroom. So, with this modest space, the TIPI accommodates four people, and this is what draws attention and makes the tenant excited to take advantage of this formal structure that invests in every small space.
As an added value to the company to generate additional income, We will also provide an extra option to the customer to rent an outdoor Jacuzzi and a BBQ.

Herein lies the core idea of the project, there is no specific place to take advantage of the TIPI, as this small house only needs a small area of land to be placed and this is the main motive for doing the project, the customer can spend his vacation in more than one place of his choice. There is no need to link to one place if the customer chooses the site and the company provides transportation from one place to another in a short period not exceeding two hours or according to the distance.
As for the legality of carrying out this transport or the necessity of a building permit, the TIPI is installed on moving rails with portable tires (which are hidden when installed) and is classified as a Caravan.

The investment side
Each TIPI is a block consisting of five shares offered for investment, where the set price per share is twenty-five thousand dollars. Here it must be noted that one investor can buy multiple shares without any restrictions in this area. The final number of shares is 250, of which 100 are offered for investment.

The manufacture of the TIPI begins immediately after the sale of the block, i.e. five shares, while the next block is immediately offered by selling the next five shares. The aim of selling shares by blocks is so that the first investors can benefit from the profits of their units, which are ready to be rented by customers.

The company is working to reach a minimum of one hundred TIPI in Lebanon and the possibility of expansion to other countries.

For matters to be more clear in terms of investment and economics, the company has set an estimate of the economic feasibility case, which deals with the issue of economic benefit for the investor on a hundred TIPI distributed as follows:

Below is an estimation number and not a forward-looking statement or guaranteed results, taking into consideration SWOT factors;

  1. Strengths: characteristics of the business or project that give it an advantage over others
  2. Weaknesses: characteristics that place the business or project at a disadvantage relative to others
  3. Opportunities: elements in the environment that the business or project could exploit to its advantage
  4. Threats: elements in the environment that could cause trouble for the business or project

Projected Revenue

  • The company estimates the average rental per TIPI to be $250 per day;
  • Annual average occupancy of 120 days;
  • With a total of 100 TIPI;
  • Deducting $10% which comes to $300,000 for the cost of advertising campaigns, maintenance, and transportation.

By distributing the percentage of profits to the number of shares, i.e. 250 shares, the dividends per share are $10,800 per shareholder which translates to a 43.2% annual return on investment or ROI.
